New Flat Interior Checklist: From Possession to Move-In

Work through the decisions in the right order, with an editable checklist for measurements, approvals, fabrication and handover.

Published by Houspire

What should you finalise before starting interiors?

Finalise the requirements that affect measurements, services, fabrication and installation first. Decorative purchases can often wait. Your execution team should confirm the sequence for your particular flat.

For example, selecting the refrigerator after cabinets are made can create a fit problem. Buying a sofa before checking dining-chair space can make a shared room difficult to use.

use the editable new-flat checklist below.

Stage 1: Before possession or detailed design

Write a brief for each room: who uses it, what happens there, what needs storage and what must remain. Record the dimensions of furniture and appliances you already own.

Set one household budget covering planning, fixed furniture, loose furniture, appliances, furnishings, site work and additional charges. Identify which rooms must function at move-in and which can be furnished later.

Use the builder's plan for preliminary discussion. Do not release dimension-dependent work until actual site conditions are checked.

Stage 2: After possession, before fabrication

Decision Required record Suggested owner to confirm
Existing condition Photos and outstanding handover issues Homeowner and execution team
Site dimensions Measured plan with openings and projections Person appointed to verify measurements
Furniture arrangement Layout showing furniture in use Homeowner and designer
Appliances Selected models and installation requirements Homeowner and relevant installer
Fixed storage Dimensions and approved internal layouts Designer or fabricator
Materials Product codes, samples and substitution process Homeowner and vendor
Services Coordinated locations and technical requirements Relevant qualified trade
Commercial scope Itemised quotation, exclusions and payment stages Homeowner and vendor

Assign the actual person for each responsibility. “The team will handle it” is not a clear appointment.

Check cabinets with shutters and drawers open. Check beds with storage operating and dining furniture with chairs occupied. Read our small bedroom planning guide and living room layout guide for the relevant tests.

Stage 3: During installation and before move-in

Keep an approved set of drawings, quotations and material selections. Record changes before the affected work proceeds, including their price and delivery effect.

Agree on a handover checklist with your execution team. Check the contracted installation, furniture operation, service access, unfinished items, cleaning and warranty documents. Have electrical, plumbing and appliance work checked by the responsible professionals.

Confirm whether a promised date means delivery, installation completion or readiness for occupation. They are different milestones.

What can usually wait?

Artwork, selected occasional furniture and some decorative accessories can often be added later. Fixed work needs a dependency check: would delaying it disturb completed finishes, require concealed services or complicate access?

The affordable interiors guide explains how to separate immediate needs from later purchases.

Frequently asked questions

Should I choose every finish before starting?

Choose the finishes required for the work being ordered. Other decisions can follow their procurement deadlines. Record what remains open.

Is the builder's plan sufficient for custom furniture?

Treat it as an initial reference. Have the appointed execution team verify the dimensions and site constraints before fabrication.

How do I compare the final contractor proposals?

Use the same scope and specifications with each vendor. Our quotation comparison guide shows a worked example.
