How much does a modular kitchen cost?
A modular kitchen's price depends on the cabinet quantities, construction, finishes, hardware and included work. A starting price without a layout and specification does not tell you the cost of your finished kitchen.
Separate cabinetry from the countertop, appliances, plumbing, electrical work and other purchases. Then obtain a quotation against verified dimensions and agreed products.
A worked ₹2.5 lakh planning example
The following figures are an illustrative allocation, not market rates, a completed Houspire kitchen or a vendor quotation. Assume usable existing flooring and service positions, no major civil changes and a separately budgeted appliance purchase.
For each listed component, the allocation is intended to cover applicable taxes and charges not separately shown elsewhere in the table. Prevent double-counting delivery or installation if a vendor includes them in its component rates.
| Component | Illustrative scope | Allocation |
|---|---|---|
| Cabinet construction | Specified base and overhead cabinet bodies | ₹75,000 |
| Shutters and finish | Agreed shutter construction and surface finish | ₹45,000 |
| Essential hardware | Specified hinges, drawers and required fittings | ₹35,000 |
| Countertop | Selected worktop, agreed cut-outs and fitting | ₹35,000 |
| Sink and tap | Selected fixtures and agreed connection scope | ₹15,000 |
| Delivery and cabinet installation | Transport, handling and agreed cabinet fitting | ₹20,000 |
| Unallocated reserve | Unexpected requirements or approved changes | ₹25,000 |
| Total | ₹2,50,000 |
Appliances, major service alterations, backsplash replacement, civil work and specialist accessories are excluded from this example. Price any required exclusions separately. If your quotes do not fit these targets, change the scope or budget before ordering.

What should the cabinet quotation specify?
Identify base, overhead and tall units separately, with dimensions and internal arrangements. Specify board products, thicknesses, finishes, hardware models and quantities.
List corners, lofts, end panels, fillers and optional accessories. Ask whether installation and transport are included and who handles the countertop, sink, appliances and required site preparation.
Understand the measurement basis
A square-foot rate might refer to cabinet front elevation rather than kitchen floor area. For an illustrative 8 ft wide base run priced by a 2.5 ft high frontage:
8 × 2.5 = 20 sq ft.
Overhead cabinets can be measured separately. This is a calculation example, not a universal vendor rule. Confirm how the supplier handles corners, gaps, tall units and deductions before comparing rates.
Price controlled alternatives
Keep the layout and required storage fixed, then ask the vendor to price one major change at a time: finish, drawer system, cabinet specification or optional accessory.
Do not compare a fully accessorised kitchen with a simpler cabinet package and attribute the whole difference to the finish. Record the exact change and its quoted price effect.
Finalise appliances before dependent fabrication
Confirm selected models and manufacturer installation requirements for the refrigerator, hob, chimney, oven and dishwasher. Coordinate dimensions, opening movement, connections and service access with the responsible installers.
