Short answer: Mumbai flats are compact. Livspace's Mumbai cost guide sizes a typical 2 BHK at 500–700 sq ft and says Mumbai 2 BHKs are "much smaller than their counterparts in other metro cities". Public 2026 price guides put a Mumbai 2 BHK at roughly ₹4.5 lakh (entry turnkey package) to ₹14 lakh from Mumbai firms, and up to ₹35 lakh for premium on NoBroker's India-wide table. A Mumbai 3 BHK runs roughly ₹10 lakh to ₹70 lakh, depending on materials and scope (sources below). What's different about Mumbai
- Compact flats. Livspace's guide prices a Mumbai 2 BHK on 500–700 sq ft and a 3 BHK on 700–1,000 sq ft, smaller than the 700–1000 sq ft 2 BHK and 1200–1600 sq ft 3 BHK in NoBroker's India-wide table. Space-saving storage matters more than finish level (Livspace).
- Humidity. Livspace's Mumbai guide has a section on "The Best Moisture-Resistant Materials and Finishes for Your Mumbai Home". Ask for moisture-resistant board and finishes in your material spec.
- Society rules. Mumbai firms note timelines depend "on society work-hour rules in your building" (Z Cube Design). Check your society's rules before you lock a schedule with your contractor.

How to avoid being overcharged
- Know what each item should cost before you ask for quotes. Houspire's budget uses direct-market rates with no commission or material markup, so you can use it to compare and negotiate contractor quotes (houspire.ai/faq). The budget is included free in every Houspire package if you select it.
- Give every contractor the same scope sheet. If each quote prices the same rooms, materials and hardware, you can compare them line by line.
- Lock materials in writing: plywood grade, laminate or finish, and hardware brand, before you pay an advance.

How 72 hours works

- Upload a floor plan or just photos.
- Answer a short questionnaire, about 10 minutes per room. Family members can fill it in from a shared link.
- Your 3D views arrive in your inbox.
The 72 hours start when you submit the questionnaire, or after your designer call if you ask for one. Sundays and public holidays are not counted. Luxury Home takes 120 hours.
Revisions: room-by-room plans do not include revisions unless stated otherwise. Eligible full-home packages include scheduled revision cycles.
